Neben der soeben in diesem separaten Thread vorgestellten Agraraktie stieß ich über den Artikel hier auch auf die von Gladstone Land. Ich mache mal diesen Strang dafür auf, um weitere Informationen dazu sammeln zu können; sie steht jetzt ebenfalls mit auf meiner Watchlist und ich werde mich noch etwas näher mit ihr befassen, aber nicht jetzt.

Wie in Beitrag #19 bereits erwähnt, ist mein Zielbestand seit März 2023 erreicht und daher bespare ich den Stammaktiensparplan nicht mehr; meine Stücke sind mittlerweile von der Trade Republic zu maxblue ins Depot gewandert, mit einem langfristigen Haltehorizont.
Der US-Schuldenstreit nur um ein Jahr vertagt und selbst wenn die Fed ihre Zinserhöhungen stoppen sollte - ich gehe davon aus, daß das nur eine Zeitlang gutgehen wird, denn die Inflation trabt ja immer noch. Wie es nach den US-Wahlen ab 2025 weitergeht weiß natürlich jetzt noch keiner, aber früher oder später werden die USA sich ihrem Schuldenberg stellen müssen. Je länger ihre Regierungen dies hinauszögern, desto größer wird der Knall.
Einerseits sehe ich Farmland als Hedge, falls es wirklich dazu kommt. Immerhin ist Land ein Sachwert, der nicht nur nicht vermehrt werden kann, sondern auch eine zunehmende Zahl von Menschen ernähren wird müssen.
Andererseits sehe ich das Risiko von Zahlungsausfällen, wenn Pächter in Krisenzeiten zu sehr unter Druck geraten und ihre Leasingraten nicht mehr an Gladstone abdrücken sollen. Hinzu kommt, daß Investitionen mit steigenden Zinsen natürlich spürbar teurer werden. Allerdings kann Gladstone das hoffentlich durch steigende Preise (s. Artikel weiter unten) wiedergutmachen.
Die Dividendenrendite der Stämme ist ziemlich mau und so kann man hier eigentlich nur auf Wachstum setzen - oder in die Vorzugsaktie wechseln, die momentan eine rund 7% Dividendenrendite aufweist. Aber wie lange bleibt die so bestehen?
Ich halte meine Stücke weiter, werde aber vorerst nicht mehr nachkaufen. Sie bleiben eine von mehreren "alternativen" Beimischungen im Depot, aber eine Riesenwette sind sie für mich (noch) nicht. Dafür möchte ich erst weniger Schulden und mehr Cashflow sehen:
