As if malls didn’t have enough problems, count one more: retailers looking to slash the duration of their leases.
After more than a dozen bankruptcies this year contributed to thousands of store closures, visibility for the industry is so poor that retailers are pushing for lease renewals as short as a year or two -- down from five to 10 years.
“You’re certainly seeing the renewals geared toward the shorter term, rather than the five-year renewal,” said Andrew Graiser, head of A&G Realty Partners. Retailers are now struggling to figure out how many stores they actually need, he added, and landlords are looking at them “with a much closer eye than they did before.”
Somewhere between 9,000 and 10,000 stores will close in the U.S. this year, said Garrick Brown, vice president of Americas retail research for commercial broker Cushman & Wakefield -- more than twice as many as the 4,000 last year. He sees this figure rising to about 13,000 next year.

All week long, the market refused to move on significant news events. The James Comey testimony, ECB announcement, U.K. election and economic news all failed to generate any market response. Traders were happy to have that over with and were looking forward to the weekend with the indices at all-time highs. A number of hot momentum names like Alibaba (BABA) and Nvidia (NVDA) gapped up sharply, and that was the catalyst for a sharp selloff in the Nasdaq.
It wasn't the news that created the selloff, it was the lack of news. All the big news events had potential buy triggers, and once they were ended there was no basis for the buying to continue. When stocks reversed, there was no rush to buy the dip because there was no clear reason for a dip. You can bet if we had sold off this morning on the U.K. election, the dip buyers would have jumped in fast and kept this market up.
The key to navigating this market lately is to understand that it isn't just good news or bad news that determines if the indices go up or down. It is the trading conditions that are created as the news is anticipated that are the main drivers. Since dip buying is so automatic, that is the key focus of any headlines.

The market is so dependent on the infamous FAANG stocks: Facebook, Apple, Amazon, Netflix, and Alphabet (the Google in the acronym). And here’s how they did:
Facebook fell $5.11, or 3.3%, to $149.60.
Apple fell $6.01, or 3.9%, to $148.90.
Amazon fell $31.96, or 3.2%, to $978.31 now demoted from the elect group for 4-digit stocks back to the large group of 3-digit stocks.
Netflix plunged $7.85, or 4.7%, to $158.20.
Alphabet – the G in FAANG – fell $33.58, or 3.4%, to $952.23, moving further away from everyone’s dream of closing at $1,000.
The five FAANG stocks combined had a market capitalization of nearly $2.5 trillion this morning when the market opened. That’s larger than France’s economy when converted to US dollars, with a GDP of $2.4 trillion. By the time the trading was over, the FAANG stocks had dropped within a hair of France’s GDP, having lost $88 billion less than five hours.
